Electrical systems age quietly until something trips, smells hot, or fails when you least expect it. In Swedish villas — especially older ones with mixed wiring and added circuits — a proper electrical inspection (elrevision) finds risks before they become fires or shocks. You do not need to understand every cable colour; you need to know when inspection is due, what warning signs mean, and who should do the work. What an electrical inspection covers

You receive a report with remarks ranked by severity — some are «fix soon,» others «fix before continued use.» Inspection is not the same as upgrading everything to the latest standard overnight. Warning signs — do not wait
Act quickly if breakers trip repeatedly, outlets or switches feel warm, you smell burning plastic, see sparks, or lights flicker across several rooms. Extension cords as permanent solutions, old two-pin outlets without earth in wet rooms, and aluminium wiring from certain decades are common reasons to book inspection sooner. Buzzing from the panel, discoloured outlets, or shocks when touching appliances are never «wait and see» items. Turn off affected circuits if safe and call an electrician. In older villas, previous DIY electrics are a frequent find — assume nothing until verified.
How often to inspect
There is no single law for all private homes, but many owners inspect every ten to twenty years, or sooner if the house is old, recently purchased, or after major changes. Insurance or rental situations may require documented inspection more often. If you do not know when the panel was last reviewed, treat «never in my ownership» as overdue. Pair inspection with other milestones: before selling, after a water leak near electrics, when adding a heat pump or EV charger, or when renovating wet rooms. Document the date and follow up on remarks — a report in a drawer with unfixed critical items does not protect anyone.
When to call an authorised electrician
Inspection, new circuits, work in the fuse box, and fixes on remarks from elrevision require an authorised electrician — not a handy neighbour. EV chargers, sauna stoves, outdoor sockets, and bathroom zones have strict rules in Sweden; mistakes are dangerous and can void insurance. Get quotes for remark fixes in priority order. Critical safety items first; cosmetic panel upgrades can follow. Ask for written confirmation when work is complete so your documentation chain stays clear from inspection through repair.
Reports, certificates, and resale
Keep the full inspection report, invoices for follow-up work, and certificates for new installations. Buyers and surveyors increasingly ask about electrics in older villas. A clear timeline — inspected, these remarks fixed, charger installed with certificate — reduces uncertainty and supports your asking price. Store PDFs with the electrics system in your home records.
